A listing built only on beach images may not explain why the property makes sense the rest of the year. For the low season, start with one question: why would someone stay here on those dates.
The Maresme tourism portal covers nature, hiking, culture, food, wine tourism and cycling, among other themes. They help you shape an offer; on their own they do not show how many bookings a flat will get. Source: Turisme del Maresme.
Choose an experience that fits the location
A nature break, a cultural visit and a food-focused weekend need different information. The property does not have to serve every plan.
Commercial positioning example, not a results case study: a home in Argentona aimed at guests who want to walk and explore the area should explain how to reach routes, what travel is needed and what to do if it rains.
In Mataró, the analysis starts with activities and services reachable from that address. Do not copy distances or selling points from another municipality without checking them.

Check whether the property supports that plan
A terrace helps, but guests travelling in cooler months need to understand what it is like indoors. Check heating or cooling, hot water, lighting and spaces for daytime use.
If you want guests who work during the stay, check the connection and show the real workspace. Do not present a decorative table as an equipped home office.
The listing should rest on what already works, not services you still plan to add.
Prepare a short, verifiable guide
Pick a few nearby suggestions and link official sources for opening times, bookings and conditions. Include rainy-day alternatives and say whether a car is advisable.
A useful guide reduces the effort of planning the stay. A long list of distant or closed activities creates frustration. If something requires booking, do not present it as included unless it is part of what was booked.
Adjust calendar and rates with a budget
Define which dates you market and which you reserve for maintenance or personal use. Calculate the cost of serving a stay: preparation, cleaning, utilities, management and travel.
A promotion makes sense if it leaves enough contribution and fits your availability. Do not discount by habit: first check whether the issue is price, minimum nights or an unclear offer. On thinking about rates, see How to set the price for your holiday let.
Measure more than occupied nights
Compare revenue, cost per stay, lead time and length of stay. If the calendar fills with bookings that barely cover operations, the strategy needs revisiting.
Working outside summer means identifying travel reasons, adapting messaging and checking results. The county’s offer is a starting point; each property responds differently.
