When people think about letting to tourists, price and photos usually come first. It is better to start with another question: what is allowed in that property and in that municipality.

Gather the deed or lease, cadastral data and, if it exists, documentation of current use. A published listing or a neighbour already hosting guests does not prove your flat meets the same conditions.

Barcelona city is not every other municipality

News about Barcelona city does not automatically apply to Mataró, Argentona or another Maresme municipality. Each council has its own rules and procedures. Ask about your address and the intended use, not “the area” in abstract.

The review usually covers planning, registers or licences that apply, and building conditions. It is a property process, not a conclusion drawn from a revenue forecast. This article does not list permits or deadlines: the competent council must confirm those.

Community and neighbour relations

A holiday flat shares landings, lifts and daily routines with neighbours. Review community statutes or rules and how the building is used. Clear instructions on access, noise, waste and common areas reduce friction during stays.

Someone should be reachable while guests are in residence. Neighbour relations are part of operations, like the listing or cleaning. A repeated conflict is not solved by a higher rate.

Issues: who responds and how

Every check-in and check-out is a moment to see if something has broken. Define who receives the alert, who repairs and how the fix is verified. If that is unclear, the next booking inherits the same problem.

That work costs time and money. Include it in the budget; do not treat it as a permanent surprise. An issue at eleven at night needs a response, not a message the next day.

If you plan to delegate management

Ask for a breakdown of services, what is charged separately and how revenue, costs and issues are reported. Ask what happens if marketing must pause. Avoid generic promises of occupancy or profit.

The upfront check—property, municipality, community and operations—comes before the listing. Without that base, other decisions rest on assumptions. If something is unclear, pause marketing until you have an answer from the council or the community, not until the calendar fills.
